At the beginning of the project, the building was in advanced ruin. The structural elements were compromised and big holes were in every deck beginning with the third level. It was very dangerous to enter that building in 2003 when we begun the first project for it. The project wich is now achieved ,begun 2012. At that time, the existing building was a ruin in the centre of Bucharest, on one of the most important avenues of the city.
It was built in 1925 and was completed in 1927 with the addition of the 5th and 6th floors.
The owner was colonel Vizanti. The building was built to be rented . But for it’s position on the Balcescu Avenue, it became a landmark for the City of Old Bucharest.
The actual owners of the Building had no choice in choosing the solution of reinforcing and restoring the ancient building. The existing facades were so damaged that it became a danger for pedestrians and vechicles. The reconstruction of the building was decided, with the preservation of the original ornaments of the facades and everything was possible to be kept from the old building. The building is a private property of FF Group Romania. The project and the construction were financed by FF Group Romania. It had to become again a landmark of the city.
The authentic elements of the facades were kept. They were extracted and restored, those which were in condition to be restored, and the missing ones were rebuilt according to original details. The general concept was the restoration of the facades with architectural details of the monument combined with contemporary architectural elements and technology. The installations and the contemporary architectural interventions were subordinated to the monument’s value. Metal covering of the roof was replaced by glass and its structure, to wooden structure according to the initial volume.
The building has a total built area of 5000 sqm and a ground built area of 550 sqm.
It has two basements, ground floor, mezzanine and 6 floors. The 2nd basement : technical areas. 1st basement, ground floor, 1st floor: commercial space, 2nd-5th floors: offices, 6th floor: club, restaurant.
The result of our efforts –owner, design team, construction company and project management was that a building belonging to the landscape of Bucharest was given back to the city and to it’s habitants with some contemporary architectural and technical details wich will help it to be there also for the next generation. The materials we used are materials of best quality.
The project as concept, as technical , technological achievments and result is a premiere for Bucharest, and, as far we know, for Romania. It rised in time, during it’s “long illness” many controversies, but now, when it is finished , we are proud that our efforts were not in vain.
