When the project begun, the bulding was in a bad shape also regarding the structural point of view and the facades, ornaments, metal work and at last, but not at least regarding the wooden structure of the roof. It is a historical building . The first house bullt was in the middle of the nineteenth century. It was extended and and the first floor, and afterwards the second floor were built. It is important that all these stages of construction respected each of them, the former one, so that at the end of the year 1935, when the last improvement and extension of the building was made, it had and kept a stylistic unity.
The building is situated in the Centre of Bucharest, near Piata Rosetti.
The purpose of the owner wich is Dacia Domus Company was to reinforce and restore the building At the same time time, the former function of the house was residential, so that functional reconversion was needed. The costs of the reinforcement and restoration was supporte by Dacia Domus.
The real estate consists of land with an area of 870.88m2 and buildings with a total floor area of 1109.13m2 and 417,44m2 ground surface.
It is a monument of architecture and it functions as an office building..
1 To access the rear, the replacement of a service staircase with an elevator with dual opening was proposed, to facilitate the connection between ground level, 1st floor, 2nd floor and attic.
2. The service staircase, seriously damaged, was reconfigured; it was made of concrete, so as to ensure access to all levels and was finished with wood steps.
3. The roof was repaired, substituting the wooden structure affected (damaged elements were replaced with timber new ones). The destroyed wooden boarding of the roof was replaced and the covering the roof which was damaged, was replaced entirely with zinc sheet. The attic was modified and designed as an open space office.
4. The main façade and the side facades were restored.
The result of our project , by the efforts of the owner, construction company, designers is now a pleasant and friendly presence on the Caimatei street in Bucharest.
