Situated in the southern part of Timisoara, across the street from a shopping mall and between two residential buildings, the building we propose will accommodate more than an office building: a technology business incubator, with research and learning oportunities dedicated to start-up and spin-off companies.
After understanding the need for such a project in Timisoara, we started planning the actual building. The first phase was the urban planning phase which has been approved by the authorities in January 2019. The second phase, the one we are working on now is authorizing the construction of the building. The architectural concept comes from studying the surroundings. One point taken into consideration is the shape and form of the residential buildings nearby, to be specific the volumetric play on the facades. Another observation is that holding a different function then residential, our building needed to “step out” of the alignment in a non-invasive way. A lot of consideration was also given to the building materials. 80% of the exterior walls are made of polycarbonate because we wanted to filter the light that comes in. Polycarbonate permits a lot of light in and being translucent it creates a visual barrier between the interior and exterior. All things considered the building sets to integrate itself in the surroundings by its form and shape, stand out because of its silhouette, color and materials and it will create a great working environment for those inside.
The main objective for our client is to create an organization for technological transfer and innovation (EITT) and this can be done by meeting three requirements. The first one is to build the actual working area, the second refers to providing services and support for incubated companies and the third is the actual incubation of start-up and spin-off companies.
The building has an underground parking level, seven stories including the ground floor and one partial story on top. The ground level accommodates a commercial space and the entry for upper levels. Level one and accommodates spaces for meetings, expositions, lectures, etc.… Levels two to five accommodate the working area for the incubated companies, research labs, conference rooms and service spaces. Level six is a common space dedicated to an audio-visual service and socializing space for all incubated companies. It could be considered the main attraction point, being equip both with leisure activities and research facilities. The last level is a partial level used mainly for administration purposes.
The project is not authorized to be built yet, therefor we cannot evaluate the results or find out the people's point of view. During the public consultation for the urban planning part of the project we had positive feedback fon the people living in the two residential buildings nearby.
